The one-acre site is on the upper hillside of Pepperdine University, at the pinnacle of the campus, over-looking the Pacific Ocean. The buildings were massed and articulated to maximize the natural grades of the existing site and to keep the project as small as possible. To this end two specific plan types were developed. In the "Down-Hill" units, three major living spaces are located on the entry level with bedrooms below. All living rooms, dining rooms, and bedrooms have spectacular ocean views from large outdoor decks.
The remaining twenty five percent of the project consists of an "Up-Hill" plan type. The living spaces have been elevated above the entry and garage level to provide access to views enjoyed by the "Down Hill" units. The volume ceilings in the living rooms and the superior amenities in all of the units create a sense of spaciousness and luxury. Each unit has been given detail and variety to underscore their individuality.
