Mendel Townhouses

To give individual expression and identity to four luxury townhouses with one building on a steep sloping infill site with distinct views of the ocean and hills.
The four units are organized as townhouses, stepping up the site. Parking is provided in four individual garages tucked under the upper and lower units with stairways arranged so that each unit has direct access to its own garage.The living room of each unit is expressed as an individual volume or "house", stepping up the hill above the south sideyard. This separation of volumes not only provides an identity to each unit, but also ensures abundant sunlight and allows diagonal vies down the sideyard that will be unaffected by future development on adjacent sites.
The 30% sloping site required stepping footings in order to minimize excavation and allow for views from each townhouse. Access from the upper and lower points of the site minimizes the vertical access to the units. The building is 2 1/2 stories of standard wood frame construction, with exterior plaster, aluminum casement windows and asphalt shingles.
