Seascape is 174 units on a triangular shaped sloping site with strict height, setback and view corridor limitations imposed by the California Coastal Commission.
By stepping the buildings and their subterranean garages along the sloping site, 97% of the units have ocean views. The buildings are organized with a public side facing the street, and a view oriented side facing the water and adjacent park. A system of detached pedestrian bridges pulled away from the rear of the buildings provides privacy and creates a sense of entry to the units, while adding clarity to the pedestrian scale of the project.
The buildings are four stories plus lofts, fully sprinkled, Type V, one-hour construction over concrete parking garages. A Coastal Commission requirement of wood siding was used for the exterior of the buildings. The site is 4.54 acres and the density is approximately 39 units/acre.
